    Pleasant exterior, poorly managed internally

I toured the community and liked the friendly, helpful staff and engaging residents; the building is well-maintained, quiet, with nice amenities (exercise room, library, sitting area, on-floor laundry, vending and computer rooms) and a beautiful exterior. But management communication was poor - the manager is leaving with a handoff to an assistant, staff were often unavailable, scheduling delays left me waiting outside in the rain for 30 minutes, activities are sparse (no activities director, few scheduled events, no gardens/courtyards) and there's a long waiting list. Pleasant on the surface, but not a place I'd want to live.

    About Veranda At Collegetown

Veranda At Collegetown sits in Atlanta at 372 Legacy Drive SW, close to city events, local sights, and several Marta stops with the Ashby rail station about a mile away, which makes it easy for seniors to get around and see the area. In this garden-style community with 100 units, people who are 62 and older will find one-bedroom or two-bedroom apartments, all set up with safety and accessibility in mind, meaning the building is fully ADA accessible, and there are senior-friendly bathrooms and wide halls in case wheelchairs or walkers are needed, though keep in mind there aren't any walk-in closets or vaulted ceilings in these units, and neither patios, balconies, nor screened porches show up here, it's pretty straightforward inside, with flooring that's a mix of carpet and hardwood, electric stoves, central air, and heating while washer-dryer connections let residents put their own machines in but there aren't laundry machines in every unit, so shared laundry rooms on each floor serve everyone. The apartments come unfurnished, so people bring their own belongings, and the place doesn't include built-in appliances like microwaves or fireplaces. The property's managed by Integral Property Management and has controlled gate access for better security while building maintenance and security staff help keep things running smoothly and safely-no attached or detached garages, but parking is available, and it's close to public transit.

People can use the business center, media room, library, and computer lab, which is good for seniors who want to stay connected, check emails, read, or enjoy quiet activities, and there's an exercise room as well for those who like to keep moving with some regular workouts. The Veranda features lots of common areas such as a sitting room for relaxing, a library room for reading and group activities, and spots for residents to gather, chat, or play games. Social, educational, and entertaining activities run on a schedule to add structure and opportunities to try new things or enjoy old hobbies, and student volunteers from nearby college campuses often stop by to help and offer company. Regular social events and gatherings give residents ways to meet friends and keep active, and if anyone wants to attend classes or special outings, the YWCA provides transportation for those trips, in addition to other senior transportation and parking options right at the facility.

No units here come furnished, though the apartments are set up for older adults who like to live on their own with affordable rent and simple layouts. There's a vending and soda machine for snacks and drinks, and with 100 total units built in the years 2005 and 2018, the overall size is a bit over 71,000 square feet. Apartments come with either one or two bedrooms and one bath. The facility gives property reports and detailed information for those who want to know more about unit mix, rental history, ownership, occupancy rates, sales, and how the property is managed. Residents can also use public computers, the media room, and attend group classes, while the grounds include garden spaces and outdoor-access common areas, but there aren't covered parking spots or garages. Veranda At Collegetown is for independent, active seniors who like structure, community, and good access to both in-house services and Atlanta life, but with a waiting list for new residents, it's worth planning ahead if looking for a spot.
