Laconia Housing & Redevelopment Authority is dedicated to prioritizing the needs and well-being of its residents by creating supportive and vibrant living environments. One of its cornerstone initiatives is the Sunrise House Project, a significant investment in the downtown core designed to revitalize a vacant and outdated commercial building. Sunrise House was thoughtfully developed to complement the services already provided at the adjacent Sunrise Towers, a 98-unit community. The proximity of these two properties enables residents to enjoy a sense of community, shared green spaces, accessible parking, and support from a consolidated staff that includes licensed nursing assistants, kitchen crew, and housekeeping team.
Sunrise House is specifically tailored for individuals with disabilities who are 55 and older, providing them with an opportunity to live independently while benefitting from a rich array of amenities. Residents have access to regular housekeeping and laundry services, organized transportation, dining options, and visits from licensed nursing assistants. Accessibility is a core focus, as evidenced by the outdoor ramp and interior elevator that ensure wheelchair access to every floor. Each unit has a roll-in shower, and about half the apartments are spacious enough for an assistant to help a resident in a wheelchair comfortably.
This community offers a mix of housing options to foster inclusivity. Of the 16 apartments, 12 are reserved as affordable units for low-income seniors, where rent is calculated at 30 percent of the resident’s income and supportive services are covered through Medicaid’s Choices for Independence (CFI) program. The remaining four units are rented at market rates to applicants aged 55 or older who may wish to access additional services. All rents include essential utilities such as heat, air conditioning, electricity, and hot water. Support services are available on a fee schedule for those who require them and may include meals, nursing care, housekeeping, and laundry.
Each apartment in Sunrise House is thoughtfully designed to support both privacy and community interaction. The layout provides fourteen one-bedroom units of approximately 400 square feet and two larger, two-bedroom, two-bath apartments at around 800 square feet. Residents can enjoy meals together in the first-floor dining room or choose to prepare their own in a personal kitchen equipped with a sink, refrigerator, and cooktop. Common rooms on every floor and a large community gathering space on the ground level encourage socialization and community engagement among tenants.
The location offers convenient access to downtown amenities, with shops and restaurants within walking distance. For those needing assistance with transportation, personalized rides can be arranged through the available support services. Staff actively coordinate social activities, fostering a dynamic and engaging living experience.
