    Beautiful grounds, good amenities, issues

I love the setting - beautiful, spotless common areas, pond with ducks, fitness room, classes, strong security and ideal accommodations; renovations are underway. My experience with staff and management is mixed: some employees and advisors were friendly and helpful with move-in, but the office can be unresponsive, has limited hours, administrative errors, and I worry about oversight and how some residents are treated. There's no food service and weekend public transit is lacking, but overall I'm happy with the facility while noting there's plenty to improve.

About The Manor at Victoria Park

The Manor at Victoria Park sits in Prince George's County, Maryland, surrounded by plenty of trees that give a rural feeling though you're still in the city, and the building looks pretty well maintained, which seems to give residents some privacy and nice views from their windows, especially with the ground being kept up, walking trails going around, and some raised plant beds for those who like to garden or just stroll. The community is for people aged 55 and older with disabilities, or for any seniors 62 and above, and they've put a lot of effort into making sure there are different types of apartments-one or two bedrooms, one or two bathrooms, and every unit comes with air conditioning, carpeting, cable readiness, and kitchen appliances like a refrigerator, dishwasher, and a disposal, so people can settle in comfortably. There are 148 apartments spread over three floors and you'll find elevators for residents who prefer not to use the stairs, plus everything's accessible for wheelchairs, including the showers, and you can have pets here since they've dedicated space for them. Residents get rents that are more affordable than many places, and you'll need to meet specific income restrictions and eligibility rules before moving in, with a deposit starting at $500 once they've checked your credit, and rent ranges between about $1,214 and $1,900 for units from 620 up to 991 square feet in size.

Inside and out, you'll find a bunch of community spaces, places where people regularly gather, like the clubhouse, resident lounges, and a multi-purpose room, which is handy for group activities that happen both on the grounds and elsewhere, and monthly social events bring everyone together if they feel like joining. Folks seem to appreciate the beauty salon, billiards room, business center with internet access, computer lab, guest suites for visitors, laundry rooms, a movie theater, and a convenience store right on site, along with a library and lots of well-kept places to sit and read or play cards, and for those who care about fitness, there's a comprehensive gym, group exercises, and the Activate program encourages both physical and mental engagement. There's a focus on privacy, safety, and comfort-gated entry keeps things secure, the entire place is smoke-free with smoking restricted both in private and public indoor spaces, and there's kept-up, off-street parking for residents and visitors at no extra charge.

Meal planners and chefs work to prepare balanced, nutritious meals, and there are transportation services if folks need to get around, plus on-site staff is there for maintenance or help at any hour, regulated by Avanath Communities, who make sure the management team is professional and easy to reach during regular office hours. If someone needs more help as time goes on, The Manor at Victoria Park offers independent living for those who don't need much support, but also has assisted living services if someone needs help with bathing, dressing, and daily activities, and a memory care program for people with Alzheimer's or similar conditions, with safeguards in place for safety and trained aides available to provide non-medical home care and companionship. Award recognitions for care quality, variety of activities, and friendliness show up now and then, and the website gives more details about everything going on, including the floor plans and regular programs. Window coverings, baths and tubs in units, easy elevator access, and well-appointed rooms with modern fixtures help add small comforts, and the community really does try to offer a quiet, neighborly place that gives seniors as much choice and independence as possible with plenty of options for joining in or keeping to themselves if they prefer.
