    Beautiful units but poor management

I liked the beautiful apartments, the small, well-thought layout, quiet side facing the reservoir and the active senior community - the tour with Ms. Mica felt first-rate. But I'm concerned: gates are often stuck/open or broken, there's no overnight security, and the neighborhood feels high-crime. The pool is shallow (3 ft), unheated and poorly maintained; facilities and gym access are limited after hours and on weekends. Management has been unresponsive and at times combative, maintenance turnover is high, common areas look tired (stained floors, poor plant care), and there's no regular pest control. Extra fees and strict rules (large pet deposit + monthly pet rent, charges for light bulbs/filters, towing) sealed it for me - no availability anyway.

    About Hollyoak

Hollyoak is a senior living community built in 2019 with 150 units, offering both one and two-bedroom apartments for adults 55 and older who want active, maintenance-free living, and the apartments come with walk-in showers, whirlpool tubs, granite countertops, and stainless steel appliances, plus residents can keep their cats or dogs since the property's pet-friendly, though there are some rules and extra fees for pets, and everyone's limited to two. The community supports different levels of need, with assisted living services and Alzheimer's care, as well as help with advice and planning, so people can get what they need when they need it, and if someone's interested in living there, they'll need to go through credit and background checks as part of the process. Apartments have their own kitchenettes and comfortable living rooms, but there are also plenty of shared areas-like a fitness room, theatre, business center, laundry rooms, and extra storage spots-so it's pretty easy for folks to get together for a chat or join a group activity. Meals are served in large dining rooms and the food's meant to be both tasty and healthy, and there's WiFi throughout the community to help people stay connected with family, friends, and the rest of the world.

Hollyoak encourages residents to stay active and involved, offering yoga, weekly group exercise, bi-monthly arts and crafts, regular social events like concerts, and even a resident-run community garden if anyone likes digging in the dirt, plus quarterly health and nutrition courses and an annual health fair so people can talk more openly about their health concerns. Field trips and outings are part of life at Hollyoak, with transportation and housekeeping services included to make things a bit easier, and when it comes to relaxing, there are plenty of outdoor spaces, patio and balcony areas, a dog park, and community grills. The building has video surveillance, an access gate for cars, high-speed fiber optic internet, and options for detached garages for an extra fee, with trash, water, and cable all bundled in. Residents live under lease terms, there are some income restrictions, and Hollyoak keeps information accessible, including ADA resources and links to rental support through HUD. For folks who want to be involved, the property features a social calendar, community-run events, and a lock-and-leave lifestyle, so traveling or visiting family's a bit simpler. The community is designed by Mucasey & Associates, managed by Blazer Real Estate Services LLC, and sits in the Addicks - Park Ten area, surrounded by other apartments like The Place at Barker Cypress and Abbey at Barker Cypress. Whether someone wants to keep to themselves or join in on group activities, Hollyoak tries to offer a safe, comfortable, pet-friendly place for seniors to live and feel welcome.
