Gum Springs Glen is a low-income senior housing community in the historic Gum Springs area of Fairfax County, built in 2003 with two residential buildings and a total of 60 apartments, including 56 one-bedroom and 4 two-bedroom units, spread out over 33,020 square feet, and designed mainly for seniors age 62 and older who have moderate or limited incomes, with rent set at about 30% of monthly income, part of the Low Income Housing Tax Credit program, which helps keep the rent affordable while offering a safe and comfortable place to live. Residents will find senior-friendly bathrooms with grab bars for safety, wheelchair-accessible hallways, covered walkways between buildings, gated courtyards, and plenty of landscaped grounds that include opportunities for gardening, plus there's a community room and common spaces where folks gather for socializing, entertainment, and organized activities, which brings a sense of friendship and community to daily life. Security is enhanced with intercom-controlled building entry, detectors, and a Personal Emergency Response System, and the staff are trained to be friendly and accessible if residents need assistance, while maintenance helps keep everything safe and in good order. The apartments have their own utilities metering, with common areas that feel like home, and the property offers detailed reports on amenities and operations, as well as information about rates and the history of the property. The application process requires a Social Security card, identification, proof of income, bank and credit references, and personal references, and there's often a non-refundable application fee between $25 and $50, as Gum Springs Glen has income limits and may require credit and background checks for new residents, aiming to offer a secure, budget-friendly option for seniors looking for active and independent living right in the heart of Hybla Valley.
Attractive grounds but wrong fit
I toured the community and liked the attractive, updated grounds and how kind and helpful the staff (thanks to Pickens) were. I expected an active-adult setting but found more of an assisted-living population, the area felt industrial/commercial on a busy street, and there were no units available during my visit. Helpful people, pleasant place, but overall not impressed - it lacked what I was looking for.
