      River Towers sits along the Caloosahatchee River in Cape Coral and has two eight-story high-rise condo buildings with 108 units total, built in 1973, and everything's set up for people who are 55 and older, so at least one tenant has to be that age, and things tend to stay quiet with restrictions like no pets, no commercial use, no RV parking, and if you're renting, you've got to wait 36 months after purchase before you can lease, then you can only rent once a year for at least 90 days. The condos usually have 2 bedrooms and 2 baths, about 1,065 square feet, with tile floors, central air conditioning, ceiling fans, and electric heating, plus you get an in-unit washer and dryer, and there's an interior laundry room with extra storage which really comes in handy, and with kitchen appliances like a dishwasher, microwave, range, oven, and refrigerator, things feel straightforward and easy to manage. Every unit's got a screened balcony or lanai with window slides so you can enjoy river, wide canal, or intersecting canal views whatever the weather's doing outside, and the windows throughout the condos let you see plenty of water from just about any room, and there are split bedroom layouts with open living and dining areas and often a breakfast bar in the bright kitchens, so it all feels open and easy to move around in.

      Assigned parking means each unit gets a spot, there's guest parking, and there are rules to limit the number of vehicles, but there's also a car wash area if you want to clean your car by hand, and for those who want a little storage room there are ground-floor 10x10 storage lockers too. River Towers has some community amenities like a big Olympic-size heated pool that sits right by the river with a shaded tiki hut area for relaxing out of the sun, shuffleboard courts, a horseshoe area, a fishing pier, boat docks and lifts (managed by the HOA, and available first come, first served), a library, game and community rooms, plus an elevator in each building so it's easier for everyone to get around, and the whole property is wheelchair accessible. There's also a community laundry for oversized loads. The place keeps things simple with no gates and sits at the end of Beach Parkway, just south of Jaycee Park, close to hotels, motels, and other conveniences, and there's an interactive neighborhood map if you want to figure out where things are.

      Policies are clear: no pets, no commercial activity, and no parking for recreational vehicles. River Towers looks out over million dollar river views at a less expensive price point, has a quiet atmosphere, and keeps a steady community feel, with comfortable spaces and straightforward rules for everyone living there.
