    About The Village of Del Mar

    The Village of Del Mar sits among several neighborhoods like Hacienda, Pallo Alto, Rio Grande, Rio Ponderosa, and Rio Ranchero, and you'll notice the roads are quiet and well-kept with the grass trimmed and flowers planted just so, and for folks who like golf, the place offers executive courses, golf trail fees, and even its own golf academies where anyone can learn the basics or improve skills. There are lots of organized activities, like socials, senior games, fishing trips, championship softball, running of the squares, camp villages, special events, and regular fitness classes in well-equipped centers, plus swimming pools with a reservation system. You'll find plenty of parks, dog parks, nature trails, walking paths, and an outdoor birdcage lanai that connects right to some homes for a spot to relax. The Enrichment Academy provides educational programs, and there are group fitness classes to help both body and mind. Music and art festivals, wine tastings, and summer concerts take place regularly, and you're close to Spanish Springs Towne Square and Lake Sumter Landing Market Square for dining, shopping, groceries, and live shows.

    Homes here range from simple two-bedroom villas up to five-bedroom models, all designed in a Florida style with big living rooms, spacious master bedrooms, and outdoor living areas, and you'll see kitchens with white cabinets and stainless appliances, breakfast tables, large dining rooms, and washers and dryers right inside. Bathrooms feature tubs, walk-in showers, and sometimes even a jacuzzi tub with double sinks, and bedrooms usually offer king or queen beds with ceiling fans. The living rooms often have a flat screen TV with streaming only, not cable, and the dining space can fit six people or so. There's air conditioning in each house, bed linens are provided, windows are big, and some patios have potted plants just for a bit of greenery.

    The Village of Del Mar doesn't allow pets, parties, or smoking, and they don't permit boats, commercial vehicles, RVs (except in designated RV storage), or trailers in the neighborhood, and there's no mail service directly to the house-residents or guests need to rent mailboxes separately. Guests must be at least 25 to book, but families with children are welcome. Some rules prohibit grilling, and there's no grill equipment for guests to use. Safety and peace of mind get a high priority here, with fire and emergency medical response, community watch programs, and deed compliance checks, all managed by the local Village Center Community Development District. There's strict oversight, with committees handling things like property standards, amenity funding, and common area care.

    Utilities, water, sanitation, irrigation schedules, and stormwater management all fall under community services, and there's bulk pickup and commercial waste removal too. Residents can sign up for ID cards, which cost $50 for two, for access to amenities. People can read notices and community news on the posted bulletin boards, and the Resident Academy helps newcomers learn how things work around here. The Village of Del Mar does its best to offer comfort and safety through managed services, clear standards, and a sense of community, but residents and visitors are expected to follow the rules for everyone's benefit.
