    Cresswind Lake Lanier is a 55+ community with 940 homes located by Lake Lanier where you'll find a large clubhouse spread out over three stories and about 42,000 square feet, and folks around here say it was named one of the "Top 6 Mind-Blowing Clubhouses" by 55 Places back in 2017, and it's been called one of the top 50 best master-planned communities in the country by Where to Retire magazine as well, with Atlanta Best Self Magazine naming it "Best Active Senior Community", so you can guess it's got plenty of things going on. There's paved roads with sidewalks, and the lots are about a quarter to half an acre. Outdoor spaces include a concert and event lawn, fire pit, outdoor movie area, tennis courts, pickleball, bocce, horseshoes, and plenty of places to walk, with a marina, day dock, paddle kayak, and fishing dock for folks who like the water, plus a lakeside pavilion and a bathhouse with showers and bathrooms. The clubhouse holds a modern fitness center, an aerobics room, a heated whirlpool spa, an indoor Olympic-sized swimming pool, locker rooms, a learning center, multi-purpose classrooms, and resort-style outdoor pools. There's a lot of clubs, activities, and classes, over a hundred four to join, so it's easy for people to find their group. Inside the homes, you'd usually find granite counters in the kitchen, big showers, hardwood floors, crown molding, eleven-foot ceilings, and the homes all stick to certain standards set by the association, which checks things pretty regularly and requires approval for changes like new fences or painting or taking down trees, and there are some rules for how to put up "For Sale" signs if you ever need to move. There's a mandatory membership and an annual assessment, which in 2025 comes to $4,644 and gets paid quarterly, and if you resell a home, there's a $2,322 resale fee at closing, and all this covers things like yard care, trash, cable TV, internet, pool and tennis facilities, road upkeep, common space maintenance, pest and termite control, and a few other things. Management is by Community Management Associates and there's a manager named Meghan Keith, plus an online association portal for residents to use. Cresswind Lake Lanier has a presence on Facebook, Instagram, Twitter, and LinkedIn, so you can keep up with community news online. There's no special assessments right now, and all the closing letters and paperwork for buying and selling homes get handled through Community Archives and usually take about a week. If you're looking for a place with lots of activities, a strong sense of rules and standards, good upkeep, and plenty of social clubs, Cresswind Lake Lanier is one to consider.
