    Great amenities, but risky purchase

    I love the people, amenities (golf, pickleball, pools, gym, restaurant) and the beautiful, active community - staff and neighbors are mostly friendly and it feels like home. But buyer beware: I encountered pushy sales tactics, deposit/refund fights, mixed construction quality (leaks, cheap materials, slow/worthless warranty fixes) and hit-or-miss dining/service. The location is remote, fees and landscaping costs add up, and some residents/staff can be elitist or rude. Do your homework - I'd rather buy an established home than a newly built villa here without ironclad contracts.
